House bought by the current owners from new in October 2005.

They have all permissions, full deeds in the owner’s names and all taxes have been paid.

The villa is approximately 500 metres (South and As the Crow Flies) from the sea and the Lapta sea front with its beaches and restaurants. It is also about 500-750 metres North from the Bismark (5 fingers) mountains.

The Villa (one of three) was built originally by the developer (A local hotelier) with the intention that it be his own home. As consequence it has been constructed to a high specification; an example being that the walls are double thickness and the ceilings are 10ft+ high.

The owners had an 8x4 metre pool and a very large patio/sun area built in the spring of 2006. The garden has a number of Olive trees, small fruit trees and various plants. It has, for ease of maintenance, been covered in stone chipping (locally called ‘chuckle’).

The villa is fully furnished with a Turkish theme; using where possible local craftsmen. It is also outfitted to allow it to be a holiday let if required (Cyprus has 320 days of sunshine a year and a very good holiday let market £500-£800 a week depending on the season). The area is becoming popular in the winter/spring with walkers and horticulturists (over 30 species of Orchids only found in this area)

The furnishings apart from a few personal items can be subject of negotiation.

The villa has a basic satellite TV package which can be up-dated to include broadband and more English speaking channels (5 currently).

The area is steeped in history with Crusader castles and ancient ruins nearby.

The owners have reluctantly decided to sell as they do not get out as much as they would like and their plans have changed, i.e. they had originally intended to retire early and spend 3-5 months of the year in Cyprus. Reluctantly, they feel that it is now time to allow someone else to enjoy and perhaps make better use of, what is a lovely villa in a beautiful part of the world.
